Ice dams are the build up of snow and ice in the eaves and/or valleys of your roof.  Ice dams can cause water to build up on top of your roof which can result in water damage, mold and mildew. Sometimes the ice dam is so severe a large puddle of water forms on the upward slope of your roof as high six feet above your gutter. This water will work its way into your home through the roof shingles or a small crack, seam, or nail hole and enter your home.  It can end up in your soffit overhangs, inside your wall cavities, working onto your ceilings, in your windows, and can even find its way into your basement. Severe ice dams can even pull your gutters right off the home.

Our Air Sealing services are designed to help control unwanted air in your attic that can cause ice dams to form.

After a decent size snowfall, snow from the upper slopped surfaces of the roof can prematurely melt. The melt-water will make its way down to the roof edges and spill into the gutters. This water moves very slowly and this combined with cold temperatures will freeze the water and thus an ice dam is born. The water on your roof will continue to melt and refreeze forcing its way underneath your shingles. As temperatures rise above freezing the ice will melt and the water under the shingles will enter your home.

Solar radiation can cause snow on your roof to prematurely melt but this natural process by itself is usually a good thing. Ice dams form when unwanted warm air enters your attic heating your roof and melting snow.  To test this theory observe your neighbors roofs in the days following a snowfall and see who has snow on their roofs the longest. Compare various homes on the same street or in same proximity to the sun. Roofs with snow on them the longest have a well insulated, ventilated, and air sealed roof system. These roof does not have a problem with uncontrolled heat getting into the attic causing premature melting of the snow.
